NEW CONSTRUCTION
Buying a new home is fun and exciting! While it might be easy to buy a
new home without using a real estate agent, it is not a good
idea to go it alone.
Quick Facts:
1. The builders will charge the
same amount whether you use a REALTOR or
not! Builders want to protect the value of the homes they are selling, so
they cannot justify selling two identical houses at different prices based
on how the homes were sold. If it doesn't cost anything why not let a real estate professional help you
at no cost to you?
2. If you have visited a builder's
development without a REALTOR, you will not be able to use one later.
Be sure to take a REALTOR with you the first time! Even if you
don't think you're ready to buy, give me a call - this is what I
do!
3.
New homes are a
great investment! Historically, they appreciate at 15% per year for the
first two years of a new subdivision (this is about twice the normal appreciation
for resale homes).
4. Many
new home purchases do NOT go smoothly. I have saved my clients thousands
of dollars and protected them from being taken advantage of by home
builders. Think about it: Who will call you if you change your mind and you want your earnest deposit back? The builder probably
isn't going to help you... but if there is any way at
all, I will fight for you. |

Many agents claim to work for you with your
interests in mind and promise full
service, but few
will offer full disclosure and many will balk if you ask
them to justify the price they're suggesting. I am up to the challenge and
I'm not afraid to back up my statements.

Whether you’re a first time buyer or a seasoned investor

more than getting a fair price, it also means favorable terms, careful
attention to the details of the transaction, and awareness of all
potential liabilities and pitfalls associated with a transaction.
NO PRESSURE
My no-pressure approach aims to make sure you have all of
the information you need to make one of the biggest decisions of your
lifetime. I’ll help you explore the economics of new construction and
resale homes, the pros and cons of different neighborhoods or areas of
town, and help you compare homes you are interested in with other homes on
the market so that we can arrive at an appropriate offer. While some
agents may expect you to show you a handful of homes and have you pick
one, I’ll show you as many homes as necessary so long as we continue to
make progress towards finding what you are looking for. Unless you have a
specific time table, there is no reason to rush the home buying
process. Because I am confident that you will be pleased with my service,
I will NEVER ask you to sign an exclusivity agreement, and I encourage you
to avoid working with agents who feel the need to lock you in with one.
FULL DISCLOSURE
Uncommon amongst agents, I believe in full and upfront
disclosure of all aspects of a proposed deal, and that is my promise to
you. At any time during your home search or transaction, I will be happy
to disclose: my total compensation (and whether it is typical), a complete
list of all homes for sale in the area without filtering, a complete
unfiltered list of all recent sales in the area, and any other information
that you feel is important or relevant. I have nothing to hide.
FREE REVIEW
Are you currently working with another agent? Are you
unsure of the deal your agent has proposed or something your agent is
telling you? Are you sure your agent is showing you everything on the
market or just steering you towards the homes offering the largest
commissions? Because I hate to see people get taken advantage of by
unscrupulous agents, I will review your offer or proposed deal and provide
you with my opinion on whether or not the deal makes sense… for free and
with no obligation! I will perform a quick market analysis and show you
why the deal might or might not make sense and confirm or answer any other
questions you may have. Trust your instincts and just call or email me
with the property address and offer price and terms and I will usually get
back to you within 24 hours.
FLEXIBLE APPROACH
Every buyer likes to work differently. If you want me to
search and find your next home for you, I will be glad to do it. If you're
the type that likes to search on their own, I can work with that also. I
have many clients that conduct their own searches and then call me when
they see something they like. I can set you up on an automated search and
send listings to you daily. You let me know if you something catches your
eye... I WILL NOT CALL OR DISTURB YOU! And again, there is no cost or
obligation.
SELLERS

Putting a
“for sale” sign up in front of your home means nothing without the right strategy
for selling it. I will do so much more than simply listing your home.
You can count on me to help you sell your home for fair market value
in a timely manner.
HONESTY
It
doesn't do either of us any good for me to list your home for more than
it's worth. I refuse to over-value your home in order to get your
listing, as it isn't worth my time or my reputation. I will show you what
has sold recently, what's currently
on the market, and even take you to see some of the competition. Because buyers have
lots of options, you have to understand how your home compares to
the rest of the market before you can price is appropriately.
DESIGN TO SELL
In most cases, your home
could use some enhancements in order to obtain top dollar. If possible, contact
me at least a month prior to listing your home for sale. I will
walk through the home with you and offer ideas, tips, and suggestions (as well
as dependable contractors) that will sell your home faster and for more
money... I do this for FREE and with no obligation.
